October In Review

Well October went out with more of a whimper than a bang. What has historically been the busiest month for sales only resulted in 4 closed transactions. On the brighter side, there were an additional 4 properties which went pending last month as well. One each in Copper One Lodge and Village Point, while the remaining two were Copper Springs Lodge. Inventory remains the same (10 Listings) despite the above transactions. September was slightly busier than October, which is a bread from historical norms. I can't speak to the amount of guest traffic in the resort as I was out of town, but we remain optimistic that a pop will occur once the ski area opens on November 13th.

Last month's sales consisted of a studio in Tucker Mountain Lodge, a townhouse in the Woods at Copper Creek, and two townhomes in the Union Creek TH West development.

Current Market Conditions

There are currently ten non-deed restricted listings on the market today, same as last month. The PPSF increased $17 to $1000. The days on market increased again to 97, but given that several properties were both listed and went under contract in October I think this is a non issue. Also identical to September is the number of homes under contract, 6.
